Home Inspection

A home inspection is a very critical part of the home buying process. As a buyer, you hire a home inspector to give you a full report on the condition of the property. The inspector is not there to tell you if you should buy the house or not because they are not involved with the negotiations to know the full scope of the transaction. However, they are there to help you understand the condition of the property so that you and your Next-Level Agent have the information needed to help decide if you want to proceed or not.

There is no pass or fail of a home inspection because every property has something going on with it. The inspection will let you know if there are just normal maintenance items or if there are major issues or anything in between. Once you have the results from the inspection, then you and your Next Level Agent will talk about the report findings and put together a list of the important items (safety, health and livability issues) that you want to negotiate for the seller to repair. During the negotiations, the seller can respond with what they are willing or not willing to do on your list. It is then up to you to continue to negotiate the list or to walk away from the transaction or to proceed with the property As-Is, based on your negotiations.

Understand that the Inspection Contingency is time-sensitive. You only have so many days, negotiated in your contract, to get the inspection done and you only have so many days to negotiate the results, so don't delay or you will waive your ability to negotiate the results of the inspection.
